If we don’t have a property to suit your needs, we will go the extra mile to find a suitable property for you to rent.

As a tenant, you can be assured of the following:

  • Deposits are held in a bonded Client Account, protected under law by MyDeposits Deposit Protection Scheme
  • We have an online tenant portal, enabling you to easily manage all aspects of your tenancy, including quick and effective maintenance reporting
  • We are fully up to date with Lettings Law
  • We will only manage properties of a high standard, which are up to date with all of today’s safety requirements
  • We have a dedicated property management team, combined with trusted tradespeople, who are on hand to help if something needs attention
  • We monitor the market regularly to make sure our rents are competitive


Tenant Fees

(In addition to paying the agreed rent, you may also be required to pay the following payments under the Tenant Fees Act 2019.)

Before the tenancy starts

Payable to JC Lettings and Property Management Limited ‘the Agent”

Holding Deposit: 1 weeks rent

Deposit: 5 weeks rent, less any Holding Deposit already paid

During the tenancy (if permitted and applicable)

  • Utilities – gas, electricity, water & sewerage
  • Telephone & broadband
  • Installation of cable or satellite
  • Subscription to cable or satellite
  • Television Licence
  • Council Tax

Additional Permitted Payments

You may be liable for other permitted payments, not listed above, for any breaches of contract or under relevant legislation, including contractual damages.

Some potential examples are losses incurred due to loss of keys, security devices and early termination of the tenancy agreement. If the Landlord agrees they can be made up to the permitted limits.
